Chaparral Community Background
Chaparral was established in 1995, and named for the Mediterranean climate biome.Chaparral is a residential neighbourhood in the south-east quadrant of Calgary, Alberta.
It is located at the southern edge of the city, south of the Marquis de Lorne Trail. To the east it is bordered by the Bow River Valley, to the south by 194 Avenue SE, and to the west by Macleod Trail.
Three distinct divisions make up the total community of Chaparral.
Lake Chaparral is the largest division of Chaparral. Residents of the lake division enjoy the exclusive year round use of a 32-acre (130,000 m2) artificial lake and a 21-acre (85,000 m2) park.
Chaparral Ridge is made up of approximately 800 households located on the NE Corner of Chaparral. Overlooking Fish Creek Provincial Park, the Ridge has some of the best views in the area.
Chaparral Valley, the newest division of Chaparral, will have over 800 homes when Genstar Land Developer finishes this district. Chaparral Valley is nestled in the heart of Fish Creek Provincial Park. Extensive pathways and views of the Blue Devil Golf course are features Valley residents enjoy.

Meetings commenced in spring of 2000 concerning Genstar’s development plans and timetable for the rest of Lake Chaparral. Over the course of further meetings, information was gathered from the developer, the Municipal Alderman, Linda Fox-Mellway and concerned residents. Information was shared concerning Lake Chaparral and Chaparral Ridge. A suggestion was made that the formation of a community association could be of assistance when dealing with matters between the area, the developers, city and provincial representatives. It was determined that a Steering Committee should be established to get the ball rolling to form Chaparral Community Association.
Over the next year a group of interested volunteers from both Lake Chaparral and Chaparral Ridge began meeting to put together the principles and bylaws of the community organization. Much work went into this initial process to get the community association up and running. Meetings have been held at the Lake Chaparral Rec. Center. Guest speakers have been Alderman Linda Fox-Mellway, police community liaison officer, representatives from South Fish Creek Recreation Association, MLA candidates, community developers Genstar and Chaparral Land & Cattle Co., Catholic and Public School Board Trustees.
Chaparral Residents Association
The Chaparral Residents Association (CRA) is a non profit organization that is governed by a Board of Directors made up of community members.
Genstar was initially responsible for the development and maintenance of the community of Lake Chaparral and its amenities. This responsibility was turned over to the Chaparral Residents Association in 2008.
The CRA governs the private membership of our community. All residential property owners within the community of Lake Chaparral are automatically members of the Chaparral Residents Association and are subject to mandatory annual fees, as laid out by the caveats registered on each property.
The CRA is responsible for enforcement of Restrictive Covenants on all residential properties and landscape maintenance of the public areas, including Lake Chaparral and the surrounding park.
Lake Chaparral is a 33 acre lake with an average depth of 35 feet. It is complimented by a 22 acre park. The lake was completed in November 1995. 1.2 million cubic meters of earth were moved. 200 million gallons of water were used to fill the lake, taking 49 days to fill. Did you know there is also an under water scuba diving course in the lake! The amenities include a beautifully landscaped park with cascading waterfalls, recreational building with social room and kitchen, sandy beach, fishing, boating, toboggan run, childrens’ playground areas, winter skating rink, picnic areas and cook shelter, tennis, basketball and beach volleyball courts, and walking path.
The lake and park are open 365 days a year.

In the City of Calgary’s 2012 municipal census, Chaparral had a population of 11,552 living in 3,759 dwellings, a 3.6% increase from its 2011 population of 11,151. With a land area of 5.4 km2 (2.1 sq mi), it had a population density of 2,139/km2 (5,540/sq mi) in 2012.
Residents in this community had a median household income of $79,761 in 2000, and there were 4.4% low income residents living in the neighborhood. As of 2000, 14.7% of the residents were immigrants.
